What can you buy across Wales for the national average property price?

Nationwide recently reported that the average national property price in the UK is £261,142. But what type of property can this figure buy across Wales?

To find out, we analysed 582 properties currently for sale between £250,000 - £270,000 in 15 locations across Wales. We looked at the number of bedrooms, bathrooms, property type, and average house price for each area.

The average national property price can buy a 3-bed, semi-detached house in Wales 

After averaging the results, we found that the most common home being sold in Wales for around the average national property price is a 3.10-bedroom, semi-detached house with 1.47 bathrooms.

But the type of property you can get varies quite a bit depending on the specific town or city. You can see our findings below, and the list is ordered by the highest number of bedrooms to the least.

Top 5 towns in Wales where homeowners are likely to have a higher number of bedrooms 

While a 3.10 bedroom, semi-detached property is the most common property being sold for around the average national property price (£261,142), many cities and towns in Wales offer more bedrooms for the same budget.

  1. Pontypool: 3.71 bedroom semi-detached, £259,000

  2. Ebbw Vale: 3.67 bedroom detached, £260,333

  3. Swansea: 3.45 bedroom detached, £259,409

  4. Tredegar: 3.44 bedroom semi-detached, £256,667

  5. Cwmbran: 3.23 bedroom semi-detached, £264,227

This shows that in some parts of Wales, a similar budget may get you a 4-bedroom detached home, instead of a 3-bedroom semi-detached.

Pontypool homeowners are more likely to secure a second bathroom

Whilst the average property in Wales has 1.47 bathrooms, some areas offer even more. In Pontypool, the average home has 2 bathrooms. 

This could be a major draw for buyers seeking more spacious and high-end bathroom facilities or those with bigger families. 

Major cities offer different options 

Focusing on the major cities in Wales:

  • In Cardiff, the average is a 2.77-bedroom, semi-detached property at £260,569.

  • In Swansea, it’s a 3.45-bedroom, detached property at £259,409.

  • In Newport, it’s a 3.17-bedroom, semi-detached property at £259,701.

Methodology

The data for this analysis was collected on 30/04/2024 and was correct at the time of collating. We analysed every house for sale within a 1-mile radius of each of the 15 towns and cities on Rightmove, focusing specifically on properties within the price range of £250,000 - £270,000. In total, data was collected on 582 houses.

For the individual towns and cities analysis, we focused on:

  • The most common property type (semi-detached, bungalow, flat/apartment, or other)

  • The average number of bedrooms

  • The average number of bathrooms

  • The average house price

The overall Wales analysis looked at the same factors as above but across all 15 cities.
